Va. Model Jury Instr. Civ. No. 43.080

Seller Not Sole Owner

activein force · 2026-04-01 – presentcompiled-edition

An owner who lists property with a broker is liable to him for his commission when the broker

produces a purchaser ready, willing and able to buy on the terms [authorized by; acceptable to] the

seller. This is true even though the sale cannot be consummated because the owner is not the sole

owner and the other co-owners of the property refuse to sign the contract.
