Va. Model Jury Instr. Civ. No. 43.030
Procuring Cause: Known Rival Brokers
When a seller employs two or more brokers and they know of each other’s employment, then
the broker who first produces to the seller a purchaser ready, willing and able to complete the
purchase on the terms authorized by the seller or thereafter agreeable to the seller is entitled to
the commission.
